Whit Annibali joined ARTISAN Capital Group in December of 2018 and has over 20 years of real estate investment experience in multiple asset classes including Multi-Family, Office, Industrial and Retail.  He received his B.S. in Business Administration from Northeastern University in Boston and his MBA from Washington University in St. Louis. 

Most recently, Whit worked for JVM Realty Corporation where he ran the acquisitions and dispositions team.  While with JVM, he oversaw the acquisition of 3,800 Multi-Family units valued at $616M and the sale of 5,200 units valued at $270M.  Prior to JVM, Whit spent 11 years with Duke Realty Corporation where he led the sale of over 17 million square feet of Office, Industrial and Retail properties with aggregate gross sales proceeds in excess of $1.3 billion.

Whit will be responsible for sourcing new deals, identifying new markets, underwriting and due diligence as well as assisting asset management in meeting proforma targets on a go-forward basis.

Greg Marx joined ARTISAN Capital Group in April 2019 to build out the firm’s student housing investment platform.  Greg brings over five years of student housing investment experience to the team and has a completed over $1.9 billion in student housing transactions throughout his career.  Greg has a strong background in sourcing off-market deals, negotiating purchase agreements, structuring and negotiating joint venture equity, facilitating senior and bridge debt financing, as well as asset management functions. 

Prior to joining ARTISAN Capital Group, Greg co-founded XFD Real Estate Partners, a private equity owner-operator focused exclusively on the investment, development, and management of student housing assets. Throughout his tenure at XFD, he grew the portfolio to greater than $100 million in AUM and amassed a staff of 35 employees at its peak.  Prior to Greg’s tenure with XFD, he was the lead acquisitions analyst at The Scion Group, the largest private equity owner-operator of student housing assets in the country.  Before that, Greg worked at MSCI Inc., where he focused on real estate and equity index analytics, performance benchmarking, and performance attribution analyses for global institutional investors. Greg graduated from Missouri State University where he received a Bachelor of Science in Accountancy and is a CFA Level II Candidate.

Brandon P. Swinton

Brandon P. Swinton joined ARTISAN Capital Group in May of 2018 and brings 12 years of management experience to Artisan Capital Group. Born and raised in Iowa Brandon earned his BA in engineering from the University of Iowa and a MBA from the University of Chicago Booth School of Business.  Prior to Artisan Capital Group Brandon was the EVP of Finance at Supernova Companies where he helped grow the team to 65 and was a Senior Associate for Grant Thornton Business Advisory Group where he managed a 50-person business office. Brandon started his career as Project Manager at Northwestern Memorial Hospital.

Marcus Kjeldsen joined ARTISAN Capital Group in June of 2018 and brings 15 years of real estate investment experience to the team.  Marcus has a strong background in investment acquisitions, purchase negotiations, due diligence, asset management, construction oversight, and property management for residential, multi-family, and commercial properties.  Born and raised in Minnesota, Marcus received his B.A. degree from the University of Northern Iowa in 2005. 

Marcus is strategically located near all assets in the current ARTISAN portfolio.  He provides "boots on the ground" oversight for asset and construction management duties.  He works directly with property management teams and vendors to optimize operations and expedite capital and renovation projects.

Ryan R. Cahalan



Ryan R. Cahalan brings 19 years of experience in virtually every facet of real estate investment.  Born and raised in Iowa, Ryan earned a BA from the University of Northern Iowa with a focus on Finance/Economics and a MBA from the University of Wisconsin with an emphasis on Real Estate/Entrepreneurship. 

After starting his career in 2000 with HFF in Los Angeles, CA Ryan joined PPM America in Chicago, IL in early 2003.  As a loan originator he worked on a two-person team responsible for $500,000,000 in senior debt production for commercial real estate investments.  In 2005 Ryan joined Levin Realty Advisors and was instrumental in building a 5,500-unit apartment portfolio ($600,000,000 market capitalization) with LRA’s primary capital partner, Walton Street Capital.  In 2012 Ryan set out on his own to take advantage of the opportunistic buying cycle for residential real estate and acquired 45 assets for his own account and outside investors.  In 2013 he joined Oak Grove Capital (now JLL), and built a Real Estate Investment Banking business, arranging debt and equity financing for approximately $250,000,000 in transactions while continuing to invest in real estate for his own account. 

After studying secondary and tertiary markets in the Midwest for several years, Ryan acquired Signature Place Apartments in West Des Moines, IA in July, 2016 through RRC Investment Holdings, LLC as the sole General Partner.  He has since grown the portfolio to 1,000 units, which are the seed assets for Artisan Capital Group and detailed within.

Derrick C. Hawthorne

Mr. Fogarty is a Partner at ARTISAN Capital Group (“ACG”) with over 28 years of commercial/multi-housing real estate experience, including brokerage, acquisitions, dispositions, development joint ventures, pension fund advisory and asset management.  For the past 18 years Mr. Fogarty has specialized in the multi-housing sector.

Mr. Fogarty joined ACG in 2019 following a 15-year career at HFF where he led the Chicago multi-housing investment sales team and completed over $20 billion of transactions primarily throughout the Midwest.

Preceding his tenure at HFF, Mr. Fogarty worked for Equity Residential, handling transactions in the central United States.  Mr. Fogarty completed over $3.5 billion of transactions during his career at Equity Residential. 

Prior to his time at Equity Residential, Mr. Fogarty was employed by Cornerstone Advisers/Oryx Capital and AmerUS Properties.  During his time at Cornerstone/Oryx, Mr. Fogarty was responsible for acquisitions and asset management for its client, the AFL-CIO Building Investment Trust.

Mr. Fogarty graduated from the University of Northern Iowa with a BA in Finance.  Mr. Fogarty also received his Master’s in Business Administration degree at Drake University.

Michael G. Perry brings 21 years of multi-family investment experience with a career focus on asset management.  Raised in Northern Wisconsin, Mike attended St. Norbert College and earned a BA in Business Administration. 

He joined the Laramar Group in 1996 and has since worked for Concert Realty Partners, Levin Realty Advisors (now Magellan Investment Partners) and most recently Orion Residential.  Throughout Mike’s career he has provided various levels of asset management to over $1.8B of real estate, encompassing more than 100 investments and 30,000 units.  He has provided renovation oversight to approximately 5,000 apartment units.

At Artisan Capital Group, he is responsible for all asset management of the portfolio.  These responsibilities include annual budgeting, preparing quarterly investor reports, on-going market analysis, and direct oversight of all ongoing capital and upfront renovation projects at all properties within the portfolio.

As well, Mike has vast experience with directing both in-house and third-party property management.  His hands on experience in investment real estate operations is key to driving Artisan’s business plan and realizing underwritten returns.

VP of Student Housing Investments


Derrick Hawthorne joined ARTISAN Capital Group in February of 2020 and brings 10 years of multi-family investment management experience with a focus on acquisitions and asset management. A native of Michigan, Derrick earned a BA from Michigan State University with a focus in Hospitality RE Investment Management and an MBA from the University of Chicago Booth School of Business. Derrick is a Certified Public Accountant (CPA).

Beginning in 2012 Derrick was Asset Manager for The Habitat Company and thereafter an Assistant Vice President with Redwood Capital Group where he focused on the investment goals and value maximization for a portfolio of assets throughout five Metropolitan Service Areas. His most recent role with Draper and Kramer included sourcing and acquiring over 1,000 apartment units as well as designing an asset management platform for the D&K portfolio of apartment properties. Including the financial management, operations, and strategic direction of the portfolio of existing and newly acquired assets. Additionally, he focused on maximizing value by creating asset strategic plans, analyzing asset budgets, capital expenditures and recommendations for asset acquisitions and dispositions.
